OK, no doubt it was overpriced for a long time. But that was then and this is now, and now I think it's well priced. So I don't understand why it hasn't sold. Yes I like this one, and no, it's not my listing, nor that of a friend of mine. It's just a terrific house that's virtually new, on a great lot in La Paloma. What gives?

the figures I quoted the other day are correct. But they are an average of all the homes under contract in the foothills. And not everyting under contract is priced at $201/sf. Of the 47 homes under contract, the range in $/sf prices goes from $97/sf up to $348/sf,and everything in-between, which averages out to $201/sf.
I was trying to make a point that there is a pretty big average $/sf price difference between those going to contract and those being rejected, or expiring.

The price of this house is $285/sf which is way too much. As you wrote that few days ago "The homes that buyers are choosing are priced at an average of $201/sf. The homes they're passing by are priced at $253/sf."
That is why this house is still there and I think it will be there for a while.
