This house in Ventana Overlook was listed last June for $1.6m,
and of course nothing happened.
And I don't know for sure, but it seems likely that their asking price might have had something to do with their neighbors asking price - you know, if they can get it we can too - the neighbor is at $1,895,000, reduced from $2,150,000.(see on the map)
The trouble with that strategy was that the neighbors house, a spec that has not sold, has been on the market for more than 2 years, and still no one's found it's price irresistible.
So I guess they finally figured out that that was not a winning strategy and in agonizing dribs and drabs finally got their price down to it's current $999,000, which looks about right, and hopefully is not too late. But time will tell.
And now, compared with the Jones's, who are still hanging tough at $1,895,000, they're sitting pretty. Though they would have looked a lot prettier about 6 months ago.
And there's also a low-priced entry at $825,000 -which would look good, except it's location, cheek-to-jowl with Kolb Rd and the Gavi restaurant parking lot, may not be high on everyone's shopping list. The only sale in there in the last 13 months was the $1,275,000, last March, in other words, in another lifetime. So if one sells in here, which do you think it'll be.
