Since not much is happening I was rummaging around in the MLS, looking for something interesting, when I came across a few homes that sold at the peak in 06 and sold again, or are trying to, this year.
Here’s their story,
4421 N Camino Sumo, in Cat 10, sold for $1,000,000 in 06 and for $700,000 in late 08. Not quite this year but I included it anyway.
4327 E Pinnacle Ridge Pl sold for $1,005,000 in 06, and that was $7,000 over list, and is now available as a rental for $3,6000. They didn’t even try to sell it, then again, they’ve yet to get it rented.
4565 N Quartz Hill Pl sold for $1,025,000 in 06 and is now asking $1,390,000.
6424 N Placita Del Zopilote sold for $1,045,000 in 06 and was listed this year for $1.3, reduced to $1.175 and is holding and waiting.
6401 N Placita Alta Reposa went for $1,052,000 3 years ago, almost to the day, and just expired at $949,900.
2929 E Plaza Encantada sold very quickly in 06 for $1.125, was listed for $1,170,000 in late 08 and after a few cuts is now in escrow at $900,000 list price.
7459 N Calle Sin Celo sold twice in 06; first in March for $1,250,000, then in April for $1,475,000, no kidding. It was then listed in October 08 for $1,649,000 and expired this year at $1,499,000.
3451 E Calle Puerta De Acero sold for $1,350,000 in 06. And after putting in a new kitchen and other improvements, it was put on the market in 08 for $2,195,000. Then down, down, down it went and expired last month at $1,295,000.
6755 N Hole In The Wall Way, in the Mountain Estates at Ventana Canyon, sold for $2,450,000 in 06 and, after failing to sell at $3.2, $2.980 & $2.890, is now listed for $2,750,000 and holding.
1643 E Sahuaro Blossom Pl, in Pima Canyon, sold in 12 days in 06 for it’s $2,900,000 list price. They tried to re-sell it in 07 for $3.2, then $2.995, then $2.850 and finally gave up at $2,795,000, withdrew it from the market and rented it for a while for $5750/month. Now it’s back for rent at $4400. The taxes alone were $13,000 in 08.
Some sellers get it but others still don’t, they’re not calling the shots anymore, buyers are.
