The average % Sale price/List price for this group is 96.3%.
And that’s high. And it’s also an indication that buyers and sellers are in closer agreement on where prices should be. That is, at least for the homes that are selling. And that’s a good thing.

So for comparison I pulled the average % of SP/LP for random 10 day periods in previous months, and here’s what I found;
Sept - 95% SP/LP
Aug - 92% SP/LP
June – 91.8% SP/LP
March – 91% SP/LP
February – 89.8% SP/LP
So things have improved month by month, with buyers and sellers getting ever closer to agreeing on where prices should be.
