Looking at the number of homes under contract is not an accurate predictor of how many homes will make it over all the hurdles and actually close escrow in the days ahead. Deals fall apart, buyers change their mind and stuff happens. But even so, looking at homes under contract is an awfully good indicator of buyer activity, their intentions and willingness to step-up and sign on the dotted line.
So with that in mind, here’s a look at the homes, by price range, that today’s buyers are flocking to, and those they’re not.
Currently there are 81 homes under contract in the Foothills.
Here’s the breakout by price range, along with how many remain for sale.
$0 - $499, 50 under contract/174 for sale
$500 - $999, 27 under contract/167 for sale
$1.0 - $1.499, 3 under contract/48 for sale
$1.5 - $1.999, 0 under contract/28 for sale
$2.0 & up, 1 under contract/36 for sale
So while we don’t know how many of the homes under contract will actually close, it’s a pretty safe bet that where there are few or no contracts, there will be few or no sales.
