First the return of 1714 E Barrel Cactus Ct. A Pima Canyon spec home that left the market in June priced at $3,995,000 is back today at $3,384,000 ($543/sf). You can’t sell it if it’s not listed and by pulling it in early June they missed out on the spurt in high-end sales that happened in early to mid summer. So who knows why they pulled it. But just in case you’re looking for a 2008 built/6226 sf/3 Beds/3 Baths + 2- 1/2 baths/on 3.2 acres (for which they paid $1.3 in 2007)/Contemporary design/and according to the listing PRICED BELOW COST! There it is.
2701 E Camino Pablo, on the market 130 days had it’s first price cut today, but it was worth waiting for – it went from $1,299,000 to $998,000 ($259/sf). Camino Pablo is a remodel, and a nice one at that, of a 1989 home. But they paid $798 for it in 05, then did the remodel, and I have a feeling the numbers may not be working out as planned.
1813 E Sahuaro Blossom Pl, another Pima Canyon spec which started life in 2006 (before it was completed) at $3,200,000 can now be yours for $2,295,000, or, I’ll bet, even less.
And more Pima Canyon, Pima Canyon. 2192 E Desert Garden Dr a 2008 built spec, which is also a foreclosure, went to contract today listed at $1,995,000 ($368/sf). First listed just one year ago at $2,499,000, it fell to foreclosure rather quickly.
