Here are the numbers for July single family home sales in the Tucson Foothills. First up are sales for this year and then, just for fun, sales from past Julys.

So while sales are doing pretty well, prices are down enormously.
And those are selling prices, the only prices that count.
And though it is what it is, last years 3rd quarter was an anomaly due, I believe, to a realization and a collective sigh of relief that the world as we knew it was not going to end. And not only did we think that the worst was over – but that we’d quickly return to those wonderful days of yesteryear. But it is now one year later and we still have not.
So average prices are down 16% from last July and 23% from July 07. Meanwhile, $/sf prices are down 12.7% from last July and 30% from July 07.
However, average sold prices are up a tad from this June, when the average was $482,010
& up from May’s average of $467,971
but they’re down from April - average $514,715
and down from March - average $562,552
and way down from February’s $592,330
and also down from January’s average of $530,899
So no matter how you look at it, prices are down.
