Same old story....the seller is living in the Land of Oz and the broker who took the listing at a price way above the $275 sq ft price that it will eventually get buyer interest in, is the Wizard...promissing what he knows he cannot deliver.

Maybe if the seller clicks his shiny red shoes together a few times he will end up in Kansas...but at $1.3 million his home will remain unsolf at the end of the yellow brick road.

And just for fun I did a little digging. going all the way back to 1/1/2005, just 8 two story homes have sold in alta vista. the highest went for $242/sf, while the average of the 8 sold was $209/sf. And that's thru the boom & beyond.
