6326 N Ventana View Place sold in 2004 for $630,000 and was listed in 2007 for $1,195,000. Makes sense, double your money in three years, and in a declining market too. But the market didn’t buy it and it sat growing old and tired until this August when it sold for exactly what it sold for in 2004, $630,000 ($218/sf)
Then in late October the house right down the street, at 6164 N Ventana View Place, was listed. And not wanting to go through the same agonizing and useless ordeal as their neighbor – that’s just a guess – they listed it for $599,900. And it went to contract in no time and closed escrow today for $575,000 ($258/sf)

John, I really think the mid-range price point of 400K - 600K has picked up. It is winter when the snowbirds salivate over Tucson.
