Three homes that were previously listed and expired in late spring/summer are back on the market today. And at prices that should, at least, make you glad you waited.
In Ventana Canyon Estates 6426 N Desert Wind Circle expired last May at $1,695,000 and is back today at $1,350,000 ($324/sf) - which is $1million
less than where it started in January 08.

And up in Finisterra, 6851 N Vista Del Pueblo, which left the market asking $1,4995,000, is back today at $1,249,000 ($224/sf). Down from $1,795,000 in

And over in Cobo Catalina Hills 820 E Magee Road left the market a few months ago at $1,895,000 and returned today at $1,795,000 ($314/sf). Not quite as impressive a price cut, but consider that Magee Rd started out three years ago at $3,495,000.

Now that fall is here – this is fall, you can feel in the air can’t you – there’s no doubt we’ll be seeing plenty of new listings + returning listings, like the three above that took a break for summer. The only question is, and it’s a big one, will they be priced to sell. Because if they’re not, they won’t and we’ll again start stockpiling high-end listings, like wood for winter.
