Face reality or face the consequences, there are no if's and's or but's anymore.
They were off the mark when they listed this house in January 07 for $1,100,000. But today it was reduced to $825,000, and I hope for them it's better late than never. Located in the old Foothills at 2420 E Camino Miraval it's a burnt adobe Spanish Colonial, 3340 sq. ft.,
3 bedrooms/3 baths on an acre or so, gorgeous backyard, pool, etc.

And deciding to take the bull by the horns, the owners of 7570 N Calle Sin Controversia listed it today for $1,400,000. Which must hurt, because they paid $1,475,000 for it in May of 05. And that was about a year before the market peaked here in the Tucson Foothills.
But apparently they've learned from experience. Because 7 months after they paid $1,475,000 for it, they turned around and tried to sell it for $1,750,000. But gee whiz that didn't work, because even though the market was still going up then, it wasn't racing for the moon.

And finally Cerrada Nopal.
It sold yesterday for $455,000. A steal.
This was sold by the lender, who set it up for a bidding war by pricing it well under market value at $445,000. But I don't think the bidding war was as successful as they hoped, or I expected, because it sold for just $10,000 over list at $455,000. But it did go in just a few days.
Someone made out on this one.
