We’ve all seen the headlines and heard the news about distress sales accounting for 30, 40 & 50% of home sales in Phoenix and elsewhere in Arizona. That may be - in Phoenix and elsewhere in Arizona – but the fact is, they still don’t amount to much in the Foothills.
291 single family homes sold in the foothills in the last 6 months
7 were short sales, 21 were foreclosures. That’s 9.6% of total sales.
And as of a few days ago, there were 26 short sales and 10 foreclosures for sale. That’s out of 455 for sale, or just under 8%.
So if you’re searching for a super deal in a short sale or foreclosure, they are out there, but the pickins are slim and the good foreclosures go fast. While the short sales usually go nowhere fast.
