4905 N Camino Antonio sold today for $1,262,500 ($277/sf) off a $1,500,000 list price.
It also sold in July 2008 for $1,350,000. And given the economic havoc since then, I’d say today's sellers did very well. But they were selling something that’s in very short supply here in the foothills – a real contemporary. And while there are fewer buyers for contemporaries, when a buyer does come along there’s usually very little, if anything, to choose from.
That was then, before the surge of interest in and subsequent increasing sales of contemporary homes here in the Catalina Foothills.
After growing interest in contemporaries over the last 7 years or so, they have become extremely popular to the point that, in my opinion, they have become the most sought after style. And even with a number of contemporaries built since back then, they are still in very short supply - Why, because relatively few were built because there were very few good buildable lots back then and there are even fewer now - and certainly no large tracts of land, 10 , 20, 30 acres or more (that I know of) to build homes. So we can't build our way out of the shortage of contemporaries or of any other style home.
And Covid didn't help, it brought Covid sickness and restrictions along with spiraling inflation on building materials that put the kibosh on building, remodeling, renovating, etc. Covid also brought a slew of buyers who were escaping more congested areas of the country.
And, needless to say, given their popularity and low supply contemporaries sell faster and for more $$$ than other home styles. If you are in the market for a contemporary it wouldn't be unusual to find yourself in competition with other buyers. PS, Zillow's current (2/25/2024) Zestimate for Cmo Antonio is $1,962,600 / $441/sf
*Caveat, as you browse thru the homes listed for sale and sold in the foothills you may notice that the Contemporary Style is subject to wide interpretation. It means different things to different people. So be it.
What I'm seeing in my minds eye when thinking, writing about contemporary homes is a stylish home that incorporates current trends in architecture and design and is characterized by:
Open floor plans: with living areas, including the kitchen, dining room, and living room, flow seamlessly into each other, creating a spacious and airy feel.
Clean lines and geometric shapes: clean lines, sharp edges, and geometric shapes, creating a sleek and modern aesthetic.
Use of natural materials: Materials like wood, stone, and concrete are often used to create a sense of warmth and connection to nature.
Large windows: That allow natural light to flood the home and provide a connection to the outdoors.
